You will be asked to provide the following items in order to be considered for any of the solutions outlined below:  most recent W-2, pay stubs, tax return document(s), and bank statements.

 

Even if your situation is making it difficult for you to make further payments, you still have options available.  Here are some potential solutions that might work for your situation:

 

Repayment Plan

 

This option allows you to repay part of the delinquent amount each month along with your current monthly payment.

 

Cure Agreement

 

A Cure Agreement may be considered if you have the ability to make your current payment, but due to a prior temporary problem that is now resolved, are unable to pay any additional portion of your past due payments.

 

Loan Modification

 

This option includes a restructuring of one or more terms of your loan that will allow you to make reasonable monthly payments without paying arrearages.  This includes, in some cases, modifying the terms of your Adjustable Rate Mortgage (ARM) or Fixed Rate Mortgage in order to lower the monthly payment.

Short Sales

 

In some instances, the market value has declined and selling your property for the full payoff amount may be difficult.  We may accept less than the full payoff while still providing satisfaction of the mortgage lien in certain situations.

 

Deed in Lieu

 

If attempts to sell your home are unsuccessful, we may be able to transfer the deed to AGFS in return for a satisfaction of the mortgage lien. 

 

NOTICES

 

You may be eligible for home ownership counseling provided by non-profit organizations that are approved by the U.S. Department of Housing and Urban Development (HUD) and experienced in providing such counseling.  You can obtain the names and phone number of these approved agencies by calling 1-800-569-4287.

 

You may also contact the Homeownership Preservation Foundation (HOPE) at 1-888-995-HOPE (4619).  The HOPE Foundation is also a non-profit agency with experienced counselors to assist homeowners who are having difficulty meeting their mortgage payment obligations.
